During my paid employment, my boss was keen on details. He didn’t design curvilinear buildings like the types of Zaha Hadid but he does not compromise on functionality, safety, and ease of building usage.

He focused more on the user experience for his buildings, he wanted the occupant or tenant to experience pleasurable comfort while using his buildings.

In designing his commercial buildings, he always insisted on providing wall openings for air-conditioning, toilet facilities, and generator space for every shop.

For the wall openings, when not in use, are covered by wooden boards (inside and outside).

If the owner of the building can afford it, the outside is covered with burglary proof.

Wall openings for the air-conditioning are usually standardized, meaning that, wall units AC manufacturers use a particular measurement that cuts across brands, so you do not need to worry about the opening not accommodating your AC.

For split AC units, the opening is created, piped, and corked.

The generator space is fixed, electrical connections are made for the space, and all a tenant needs to do is put their generator inside and lock it up.

You might think it’s nothing until you rent a shop in an area with no such facilities on the ground.

Tenants are known to destroy your walls when trying to create these spaces for their comfort.

They drag their generator outside every day, the discomfort of worrying about where to go should they eat something that disturbs their stomach.

I know that adding these facilities, especially the space for a generator and toilet will shorten the number of shops you will get in your square area.

You are calculating the amount of per square meter renting space you will lose, but is it worth it?
